What to check before leasing business premises
Before committing to premises, gather information about the property and your intended business activity. An early review helps identify issues that could affect the works, schedule and budget.
1. Define the activity in detail
Explain what you will actually do: sales, repairs, storage, customer service, opening hours and equipment. Two seemingly similar businesses may have different technical requirements.
2. Request existing records
Request plans, records of the previous activity, building services designs and certificates. Previous business use provides useful background, but does not by itself confirm suitability for your new activity.
3. Record the condition of the premises
Photograph the façade, entrances, rooms, electrical distribution board, toilets and ventilation systems. Note approximate floor areas and heights, and identify the work you would like to carry out.
4. Seek advice before deciding on the works
Share this information with the engineer to review the intended use and identify matters requiring further study or a visit. Do not assume that building services are adequate simply because they are working.
